<br />Table 1: Surrounding Uses <br /> <br />Direction Development <br />North Vineyard Avenue and single-family detached homes on 8,000 to 9,000 square foot lots. <br />East "Clara Lane" by Delco Builders consisting of single-family detached homes on 15,000 <br /> to 20,000 square foot lots and permanent open space area. <br />South "Beratlis Place" by Chris Beratlis consisting of single-family custom homes on 15,000 <br /> to 20,000 square foot lots now under construction. <br />West "Vintage Hills" consisting of single-family detached homes on 6,500+ square foot lots. <br /> <br />III. PLANNING COMMISSION WORK SESSION <br /> <br />The Planning Commission reviewed the proposal at a work session held on January 11, 2006. <br />Minutes of the meeting are attached. Mori Hatsushi and Ralph Hughes, as the applicants' repre- <br />sentative, were present to speak in favor of the proposal and to answer questions. Chris Beratlis <br />(10 Beratlis Place), Darryl Alexander (849 Montevino Drive), Frank Doljack (7lS Montevino <br />Drive), Gary Twisselman (82S Montevino Drive), John Peterson (8S7 Montevino Drive), and <br />Ron Llyod (8S4 Montevino Drive) were present to speak on their concerns pertaining to: <br /> <br />. access and construction/domestic traffic onto Montevino Drive; <br />. fencing; <br />. grandfather present cattle grazing as a permitted use; and, <br />. impacts to views and property values. <br /> <br />The Planning Commission believed that the overall development plan proposal was proceeding <br />according to the Vineyard Avenue Corridor Specific Plan, provided comments, and directed the <br />proposal return to the Planning Commission as a public hearing. The Planning Commissioners <br />comments include the following: <br /> <br />. Evaluate the ability to delete the EVA connection to Montevino Drive; <br />. Retain the open space areas; <br />. Staff should organize Planning Commissioner site visits with the applicants present; <br />. Submit a clear, legible grading plan to the Planning Commission for the public hear- <br />mg; <br />. The applicants should consider using story poles to illustrate building heights; <br />. The design guidelines for these lots should discuss the range of floor areas, discourage <br />the use of stucco, emphasize four-sided design especially where the homes will be <br />visible to public streets, add shutters; and, <br />.
