<br />Going north to south, the Hatsushi property slopes upward from Vineyard Avenue gaining in
<br />elevation from 430-feet above mean sea level to SSO-feet. Building construction, operations of
<br />the nursery/landscaping/masonry supply businesses, and cattle grazing have significantly modi-
<br />fied the site. All existing structures except for the Hatsushi home and accessory structures will
<br />be removed with the proposed project.
