<br />1. All agency environmental permits shall be obtained prior to the Final Subdivision <br />Map or the issuance of a grading permit as required by the City Engineer. <br /> <br />J. The storm drainage from each lot shall be directed to the street or an approved <br />storm drain system in accordance with Sections l806.5S and 33lS.4 of the 1997 <br />Uniform Building Code unless otherwise approved by the Building Official and <br />City Engineer. <br /> <br />k. Unless otherwise approved by the City Engineer, roof leaders shall not be con- <br />nected directly to the street gutter or storm drain system. The applicant's soil's en- <br />gineer may submit recommendations to the City Engineer for consideration on the <br />matter. <br /> <br />I. The developer shall install subdrains at the perimeter of all building foundations, <br />at the back of sidewalk or back of curb along all streets within the development. <br />Said drain shall be connected to the street storm, unless otherwise approved by the <br />City Engineer. <br /> <br />m. All utility boxes and transformers for this project shall be installed underground. <br />All capacitor banks or switches for the project may be installed above ground if <br />properly screened to the satisfaction of the Planning Director. All utilities shall be <br />installed in conduit. <br /> <br />General Conditions: <br /> <br />IS. The project developer shall obtain a Building Permit from the Building and Safety Divi- <br />sion and any other applicable City permits for the project prior to the commencement of <br />any construction. <br /> <br />16. The project developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the project developer agrees and acknowledges that building permit ap- <br />proval may be withheld if sewer capacity is found by the City not to be available. <br /> <br />17. This approval does not guarantee the availability of sufficient water to serve the project. <br />The City shall withhold building permits for the project if at the time building permits are <br />applied for, mandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the project developer is participating in the program. Notwith- <br />standing the project developer's participation in such a program, the City may withhold <br />building permits if the City determines that sufficient water is not available at the time of <br />application of building permits. <br /> <br />SR 06:159 <br />Page 70f21 <br />
