<br />14. Phase One and Two Improvements <br /> <br />a. The project developer shall revise the grades on Street "A" such that the maximum <br />grades at the street intersections is 7 -percent or less. This detail shall be designed <br />to the satisfaction of the City Engineer, shown on the tentative subdivision map <br />application, and shall be subject to Planning Commission review and approval. <br /> <br />b. All concrete V-ditches shall be constructed with colored concrete. The Planning <br />Director shall approve the color of the concrete before installation. <br /> <br />c. The project developer's engineer shall verifY the capacity of the existing down- <br />stream storm drain system at the tentative subdivision map stage to the satisfaction <br />of the City Engineer. The project developer shall be responsible for installing any <br />upgrades to the down stream drainage system as required by the City Engineer. <br /> <br />d. The project developer shall post with the City prior to approval of final subdivi- <br />sion map, an additional performance bond for all subdivision improvements that <br />are not to be accepted by the City of Pleasant on. <br /> <br />e. The water and gravity sanitary sewer mains shall be public and maintained by the <br />City. There shall be individual sanitary sewer and water laterals to each dwelling <br />unit. There shall be a two-way cleanout on the sanitary sewer lateral located at the <br />back of the PSE. The sanitary sewer system shall be designed to flow by gravity. <br />This detail shall be designed to the satisfaction of the City Engineer and shall be <br />shown on the improvement plans. <br /> <br />f. The storm drain system outside the street right-of-way shall be private and main- <br />tained by the homeowner's association. <br /> <br />g. All subdrains shall have cleanout installed at the beginning of the pipe. The bot- <br />tom of the pipe shall terminate in a storm drain or other storm drain outfall; sub- <br />ject the approval of the City Engineer. The project developer's engineer shall sub- <br />mit a final subdrains location map to the City Engineer prior to acceptance of the <br />Public Improvements. It shall be the responsibility of the homeowner to relocate <br />the subdrains, if during the excavation of a pool or other subsurface structure the <br />subdrains are encountered. All owners within the subdivision shall receive notice <br />of the presents of these subdrains. The City Attorney shall approve said notice. <br /> <br />h. The developer shall give notice to any prospective owners of the maintenance of <br />the concrete V-ditch storm drain system.
