<br />PUD-99-14 <br />Exhibit "B", Draft Conditions of Approval <br /> <br />Kazuo and Takiko Hatsushi <br />2756,2770, and 2798 Vineyard Avenue <br />June 20, 2006 <br /> <br />Project Specific Conditions: <br /> <br />1. The subdivision, public improvements, and public landscaping covered by this approval <br />shall be constructed/installed substantially as shown on the development plans, Ex- <br />hibit A, dated "Received May 6, 200S" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans rnay be allowed sub- <br />ject to the approval of the Planning Director if found to be in substantial conformance to <br />the approved exhibits. <br /> <br />2. All relevant conditions and requirements of the Vineyard Avenue Corridor Specific Plan <br />and the adopted mitigation measures of the Final Environmental Impact Report shall be <br />applicable to this PUD Development Plan. <br /> <br />3. Lots 1 through 13 and Parcel "A" of this PUD Development Plan shall be subject to the <br />following uses and site development standards: <br /> <br />a. Permitted Uses: The following uses shall be permitted on all lots covered by this <br />PUD approval: <br /> <br />. Single-family detached housing; <br />. Household pets; <br />. Accessory structures and uses including but not limited to a private garage, liv- <br />ing area without a kitchen, enclosed storage, and recreation room; <br />. Small family day care home, as defined by State law. <br />. The following farm animals may be kept on the open space portion of Par- <br />cel "A" as a permitted use: SO small'fowl (chickens, ducks, guinea fowl) or <br />rabbits per acre; one head of cattle, horse, or donkey per I.S-acres; one sheep <br />or goat per 0.7S-acres; or, any other potential farm animal(s) subject to type <br />and quantity approved by the Planning Commission. <br />. Swine and large fowl, e.g., geese, turkeys, etc., may not be kept on Parcel "A" <br />because it does not meet the five-acre minimum lot size required by the Vine- <br />yard A venue Corridor Specific Plan. <br /> <br />b. Conditional Uses: The following uses shall be permitted on all lots covered by <br />this PUD Development Plan approval upon the granting of a Conditional Use <br /> <br />SR 06:159 <br />Page 1 of21 <br />
