Identification of Alternatives <br /> <br />Chapter 5 describes and discusses a series of potential project alternatives. For reasons <br />explained in that chapter, the focus of the alternatives analysis is on Alternatives 1 and 2, <br />Key differences between the project and Alternatives 1 and 2 are as follows: <br /> <br />. The Project includes a cultural arts center (9,2 acres) in sub-area 1, no train station, <br />cultivated agriculture in sub-area 7 (9,2 acres), and a l,5-acre park-and-ride lot in sub- <br />area 12, It includes somewhat less open space (102,9 acres) than Alternative 1 but <br />considerably more new wetlands (25 acres) than either of the alternatives, <br /> <br />The Project does not propose placing the ACE train station in the Specific Plan area, <br /> <br />. Alternative 1, like the project, includes a cultural arts center (9,2 acres) in sub-area 1, <br />and a l,5-acre park-and-ride lot in sub-area 12, It includes more open space (134,1 <br />acres) and somewhat less cultivated agriculture (3 acres) than either the project or <br />Alternative 2, <br /> <br />Like the Project, Alternative 1 does not propose placing the ACE train station in the <br />Specific Plan area, Operationally, Alternative 1 includes sharing of its parking <br />resources with the existing ACE train station across Bernal Avenue and enhanced <br />pedestrian access between these uses, <br /> <br />. Alternative 2 devotes a larger area of the site (21 acres) to the cultural arts center and <br />locates that use in sub-area 6 toward the center of the Central Area rather than in <br />sub-area 1 toward the downtown, It includes the ACE train station with its own <br />parking in sub-area 2, and it has no park-and-ride lot. The Bernal Community Park <br />would be smaller by 6,2 acres than in the project and Alternative 1. Alternative 2 also <br />includes less open space (100 acres) than the other two plans, and a smaller area of <br />new wetlands (11,2 acres) than the project but a larger area than in Alternative 1, <br /> <br />S3 <br />
