Community Park Master Plan must comply with
all pertinent provisions of the Pleasanton
General Plan and the Bernal Property Specific
Plans.

2. Bernal Prooertv Phase II Soecific Plan

The Phase II Specific Plan relates directly to the
318-acre City-owned portion of the Bernal
Property. It provides more detailed policy
guidance for the Phase II area than did the Phase
I Plan with regard to potential land uses, design
character, sustainability, and circulation, All
pertinent provisions of the Phase I and II Specific
Plans have either been integrated into this Master
Plan or are referenced to ensure compliance.

3. Phase "One" Communitv Park Baseball Fields
PUD

The Pleasanton citizens' "Initiative to Save Our
Community Park" (2004) pertained directly to the
Bernal Community Park and mandated, among
other things, that the "development of the first
phase (baseball fields) of the Community Park
shall be given the highest reasonable priority in
development of the Bernal site." In an effort to
comply with this provision, the City prepared
and approved PUD development plans in early
2005 for Phase "One" of the Community Park,
which included three baseball fields and related
facilities on 13 acres of land. The primary design
components of the PUD plans have since been
incorporated into this Master Plan to ensure
consistency.

4. Environmental Imoact Reoort

A combined project-related environmental
analysis for both the Community Park Master
Plan and Bernal Property Phase II SpeCific Plan is
contained in a separate companion document
entitled "Environmental Impact Report for the
Bernal Property Phase II Specific Plan and Master
Plan for Bernal Community Park." The EIR
includes an analysis of the potentially significant
project-related environmental impacts, an
analysis of possible project alternatives, and
measures for mitigating the potentially
significant environmental impacts.

6
