The City would be responsible for <br /> building the bridge if it becomes necessary. <br /> <br /> PUBLIC SERVICES (Section 4.8) <br /> <br /> SIGNIFICANT EFFECT <br /> <br /> Impact 4.8-1b Exposure to Wildland Fire Risks. The General Plan identifies slopes and ridgelines in <br /> the Plan Area as "high" and "extreme" fire hazard areas. Construction of residential uses in the <br /> Plan Area could potentially expose people and property to increased wildland fire risks. The <br /> Livermorc-Pleasanton Fire District (LPFD) has concerns regarding access to steep portions of <br /> the Plan Area as well as vegetation management around residential structures. Therefore, <br /> potential wildland fire impacts associated with development of the Plan Area would be <br /> considered potentially significant. <br /> <br /> Changes or alterations have been required in, or incorporated into, the project which mitigate or avoid <br /> the significant effects on the environment. <br /> <br /> Facts in Support of Finding <br /> <br /> The City of Pleasanton has adopted the following measures that will reduce potential fire protection <br /> impacts to a less-than-significant level: <br /> <br />Mitigation Measure 4.8-1b Exposure to Wildland Fire Risks New homes surrounded by Open Space <br /> land shall be protected through the use of fire breaks, removal of any vegetation and other <br /> material presenting potential fire hazards, and use of fire-retardant vegetation. <br /> <br /> Emergency vehicle access shall be provided to Open Space areas as identified by the LPFD. <br /> <br /> All residences located in areas with slopes greater than 15% shall be accessible from driveways <br /> designed to accommodate firefighting equipment. Driveways shall be a minimum of 20 feet <br /> wide. Driveways exceeding 150 feet shall be designed to allow a fire truck to turn around. <br /> <br />The Specific Plan includes the following fire safety requirements: <br /> <br />a) All brush and other ~ammable materials shall be cleared within at least 30 feet of new homes. <br /> Ornamental landscaping shall emphasize the use of fire-resistant species. <br /> <br />b) The installation of an early-warning fire-detection system or device shall be provided in all <br /> residential and commercial structures required by the Fire Marshall. <br /> <br />c) Automatic fire sprinklers shall bc required in all structures specified in the Uniform Building <br /> Code in addition to all structures of 8,000 square feet and greater in floor area. Fire sprinklers <br /> shall also be required in all new homes located in high and extremely high fire hazard areas (Lots <br /> 17 and 22-27). <br />d) All new homes developed above elevation 540 fcct shall be constructed with automatic fire <br /> sprinklers and Class A fire-rctardant roofing. All other homes shall bc constructed with at least <br /> Class B roofing.
