<br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />Tract 7162 is a single-family residential subdivision proposed by Heartwood Communities Inc. <br />The site is located west of the Callippe Preserve Golf Course and south of Happy Valley Road <br />at the junction of Happy Valley Road and Alisal Street, as shown on the attached vicinity map. <br />In addition to 12 single-family detached, custom residential lots, Tract 7162 also creates four <br />parcels. Parcel "1" and Parcel "4" will be merged with the adjoining Wentworth property by <br />separate instrument; Parcel "2" is dedicated to the City of Pleasanton for a portion of the <br />Callippe Preserve Golf Course and related purposes; and Parcel "3" is dedicated to the City of <br />Pleasanton as open space. <br /> <br />On October 20, 1999, City Council approved PUD-99-07, an application by TTK Properties <br />for the construction of 12 single-family detached homes, a public equestrian/pedestrian trail, <br />public street, etc., within 43.2 acres zoned for semi-rural density residential development. <br /> <br />On November 16, 2001, PUD-99-07-1M, a minor modification, was approved for a one-year <br />extension, and on August 12, 2002, PUD-99-07-2M, a minor modification was approved so <br />that the PUD could be conditioned on the new annexation application submitted by the City of <br />Pleasanton to the Alameda County Local Agency Formation Commission. <br /> <br />On September 17, 2002, City Council approved an application by TTK Properties for Vesting <br />Tentative Map, Tract 7162, to subdivide the subject property into a Golf Course parcel, two <br />open space parcels and 12 new residential lots. <br /> <br />On January 14, 2003, the Developer entered into a development agreement with the City, and <br />on December 19,2003, a "License Agreement for Golf Course Purposes" was recorded. <br /> <br />The Engineering staff, Planning staff, and the City Attorney's Office have reviewed the Final <br />Map, Improvement Plans, and other legal documents for Tract 7162. The Developer has <br />prepared the required disclosure deeds and CC&R's. All submittals are in substantial <br />conformance with conditions of the PUD and Vesting Tentative Map. Development fees, <br />including reimbursement to the City for earthwork, utilities and Emergency Vehicle Access <br />facilities constructed as part of the Golf Course have been paid, and the signed Subdivision <br />Agreement has been submitted. <br /> <br />SR 06:109 <br />Page 2 of 4 <br />
