<br />r <br /> <br /> <br />4K <br /> <br />'- <br /> <br />City Council <br />Staff Report <br /> <br />April 18, 2006 <br />Public Works Department <br /> <br />SUBJECT: <br /> <br />APPROVAL OF FINAL MAP, IMPROVEMENT PLANS AND <br />SUBDIVISION AGREEMENT FOR TRACT 7162, "HEARTWOOD <br />COMMUNITIES" (TTK PROPERTY) <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the City Council take the following action at the <br />meeting of April 18, 2006: <br /> <br />1. Approve the Improvement Plans and Final Map for Tract 7162, <br />Heartwood Communities. <br /> <br />2. Authorize the City Manager to execute the Subdivision Agreement for <br />this development. <br /> <br />3. Accept all parcels of land and easements offered for dedication on the <br />Final Map. <br /> <br />SUMMARY: <br /> <br />Tract 7162 creates 12 single-family detached, custom residential lots and <br />open space. The property is located west of the Callippe Preserve Golf <br />Course and south of Happy Valley Road at the junction of Happy Valley <br />Road and Alisal Street, as shown on attached vicinity map. Staff has <br />reviewed the Final Map and Improvement Plans and have found them to be <br />in substantial conformance with the approved Tentative Map. <br /> <br />SR 06:109 <br />Page 1 of 4 <br />
