PLEASANTON RFF~G~LANDS AR~A PLAN BOUNDARu~S <br /> <br />The Pleasanton Ridgelands Area Plan encompasses approximately 13,000 acres of the <br />Pleasanton, Sunol, and Main Ridges bounded generally by 1-580 to the north, Palomares <br />Road to the west, Niles Canyon Road to the south, and the urban edge of Pleasanton to the <br />east, excepting the rural communities of Sunol and Kilkare Canyon. The Plan Area <br />encompasses the steeply sloping ridges and valleys comprising the bulk of the generally <br />undeveloped open space. <br /> <br />A roughly 600 acre portion of the northwest corner of the Ridgelands is not included in the <br />Ridgelands area due to its potential suitability for development. It has considerable area of <br />less than 25 percent slope, few significant stands of native vegetation in its developable area, <br />direct access to 1-580 without impacting Palomares Road, and minimal visibility from most <br />of the surrounding area. This land is generally identified as being within a Castro Valley <br />Sphere-of-Influence because it can be serviced by the same urban service providers as Castro <br />Valley. A cluster development plan in this area could be a means to provide the most <br />suitable access to the .Pleasanton Ridgelands Regional Park as well as to provide, through <br />dedication and/or other areas, significant additional publicly accessible open space park/and. <br />Although this land is omitted from the Ridgelands Area, it is intended that potential urban <br />development here will only occur if it furthers the open space goals and policies of the <br />Pleasanton Ridgelands Area Plan without inducing additional growth. <br /> <br />lIl. PLEASANTON RIDGELANDS AREA PLAN GOALS <br /> <br />In order to achieve the goals of the Pleasanton Ridgelands Area Plan, a specific set of <br />General Plan goals and policies has been developed to govern land uses in this area. The <br />goals and policies of the Pleasanton Ridgelands Area Plan are specific to the Pleasanton <br />Ridgelands, but they are to be used in conjunction with all other General Plan policies. In <br />the event the application of these specific policies conflicts with any other General Plan <br />policy, the specific policy shall control within the Pleasanton Ridgelands area. <br /> <br />Goal 1.To preserve the area's unique rural and scenic qualities. <br /> <br /> Goal 2. To establish a clear buffer between the communities of Hayward, <br /> Union City, and Castro Valley to the west and Pleasanton to the east. <br /> <br /> Goal 3.
