<br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />The Happy Valley Golf Course (Callippe Preserve) is actually a composite project of several <br />distinct elements consisting of the following: <br /> <br />o Offsite Water and Sewer Facilities (FERMA contract); <br />o Open space and Environmental Preservation (FERMA contract, partial); <br />o 34 Residential Lots (FERMA contract); <br />o Golf Course Construction (FERMA contract); <br />o Clubhouse and Cart Barn Construction (Lindquist contract); <br />o Joint Trench Construction (Ransome Co.). <br /> <br />The purpose of this report is to accept for public use, the joint trench infrastructure constructed <br />by Ransome Company serving the Clubhouse, Cart Barn, Maintenance Facility and the 34 <br />residential lots developed with the Callippe Preserve Golf Course Project. <br /> <br />Joint trench construction includes the placement of conduit and underground vaults to <br />accommodate electrical service, telecommunications services, and the natural gas distribution <br />system. In particular, this project included the construction of the following elements: <br /> <br />o Approximately 11,000 linear feet of joint trench conduits; <br />o 18 switch pads and transformer pads; <br />o 48 splice boxes; <br />o 7 street lights; <br />o Miscellaneous utility facilities. <br /> <br />The original Ransome Company contract was for $512,196. <br /> <br />Contract Amendment for Ransome Company <br /> <br />After discussion with the core residential lot owners, it was determined that additional <br />secondary services (electric, telephone, cable and gas services) from the mainline infrastructure <br />to each individual lot must also be constructed to serve the residential home sites. The cost for <br />these additional facilities was $118,000. All of this cost will be included in the reimbursements <br />to the City by the developers of the residential lots, once the lots are sold. <br /> <br />SR 06:088 <br />Page 2 of 3 <br />
