<br />C. Staples Ranch: This site has been the subject of a preliminary development <br />proposal that includes approximately 823 continuing care senior units. This <br />proposal does not require a General Plan Amendment but could account for <br />some of the units under the residential unit cap, depending on the decision of <br />the City Council on whether or not senior continuing care units are counted <br />under the cap. <br /> <br />D. East side properties: Properties owned by Hanson Aggregates and Kiewit <br />have transitioned out of gravel quarrying and related industries, and the owners <br />are requesting land use designation changes to allow commercial and residential <br />development. At a recent Workshop on the East Side, the property owners <br />requested consideration of future land use changes that would allow between <br />600 to 1,170 high density and medium density residential units, as well as <br />commercial, industrial, and park uses. <br /> <br />Smaller in- fill sites include: <br /> <br />E. Valley Trails Drive/Pleasanton Evangelical Free Church: The existing <br />church has requested a land use change for 6 acres of its 9 acre site to allow for <br />Medium Density Residential development similar to the surrounding <br />neighborhood. If built out at the mid-point, this designation would yield 30 <br />homes. <br /> <br />F. Downtown infill: Implementation of the Downtown Specific Plan and other <br />residential development allowed in conjunction with Downtown amenities <br />could add up to an additional 100 residential units in the Downtown area. The <br />idea of additional residential in the Downtown has not yet been discussed with <br />the City Council and Planning Commission. <br /> <br />G. Busch Property School Site: If this if not purchased for a school site, <br />development could allow 113 senior units (22.6 acres x MDR mid-point of 5). <br />This site does not require a General Plan Amendment but could account for <br />some of the units under the residential cap. <br /> <br />LAND USE OPTIONS <br /> <br />The next step for the City Council will be to consider several citywide Land Use Options <br />which incorporate different residential development scenarios for the above "potential <br />change areas". The City Council will be considering a range of options which will allow <br />them flexibility in selecting a "Preferred Land Use Plan" which could be a "mix and match" <br />of various elements of the options, below, and in defining the "project" and "alternatives" for <br /> <br />SR 06:090 <br />Page 4 of6 <br /> <br />1 <br />
