Council members have <br />indicated an interest in reserving some residential capacity but have not yet determined <br />the exact number. <br /> <br />In addition, the Council will soon be discussing affordable housing and the relationship ofthe <br />City's affordable housing goals to the regional housing needs determination calculated by <br />ABAG and listed in the Housing Element. <br /> <br />DISCUSSION OF FUTURE LAND USE <br /> <br />Joint Land Use Workshops with the Planning Commission and City Council have focused on <br />discussion of future land uses in several potential land use "change areas". The changes <br />contemplated generally relate to adding residential units to areas planned for commercial, <br />industrial or institutional use, or changing existing residential density. Commercial build-out <br />for the updated General Plan, in terms of built square feet and jobs, is likely to be very similar <br />to that anticipated in the 1996 General Plan. Discussion at the next Joint Workshop on Land <br />Use (Workshop #7) will focus on selecting a range of options for future land use. <br /> <br />Potential "Change Areas": Several major areas and three smaller in-fill sites are currently <br />being considered for a change in General Plan land use designation or an increase in <br />residential density. These are shown on the map in Attachment 2: Potential Change Areas. <br />The major areas include: <br /> <br />A. West Dublin/Pleasanton BART StatioulTransit Oriented Development: <br />BART has discussed a preliminary proposal with City staff, consisting of350 <br />multifamily residential units and a small amount of retail development, adjacent <br />to the new BART station at Stoneridge Mall. <br /> <br />B. Hacienda Business Park/Transit-Oriented Development: A Specific Plan <br />effort is underway to create a Transit-Oriented Development (TOD) in the <br />vicinity of the existing BART station. The Hacienda Owners Association has <br />prepared preliminary development scenarios that would add between 1,271 to <br />2,420 additional multifamily residential units in Hacienda. However, because <br />of the limited number of residential units available under the residential cap, <br />and the likely distribution of residential units in other locations, the actual <br />number of additional residential units in this location is likely to be significantly <br />smaller. <br /> <br />SR 06:090 <br />Page 3 of6 <br /> <br />1 <br />
