improvements on the north side shall be staked out or <br /> otherwise marked during this survey so as to provide points <br /> of reference for determining the suitability of retaining <br /> the trees. <br /> <br />9. The median areas at the entrances to the developments and <br /> any landscaping contained within these areas shall be <br /> maintained by the homeowners association. Additionally, all <br /> soundwalls and property line walls shall be maintained by <br /> the project's homeowners association. <br /> <br />10. This project shall be subject to the Standard Conditions for <br /> Tentative Maps, attached hereto and made part of this case <br /> by reference. <br /> <br />11. The developer shall hand dig the trench for the electric <br /> service lateral to the Wilcox residence. Should the owner <br /> of the Wilcox property desire to dig the trench for the <br /> service lateral, he shall be permitted to do so. The owner <br /> shall be reimbursed for the reasonable cost of hand digging <br /> this trench as determined by the developer and the owner of <br /> the Wilcox property, and in the case of a dispute of this <br /> cost, the City Engineer shall make a final determination. <br /> The developer shall also reimburse the owner of the Wilcox <br /> property for the cost of installing a new electrical box at <br /> the exterior of the residence on that property if it is <br /> determined by PGE that the new electrical service feed <br /> cannot be directly connected to the existing box. <br /> <br />12. The developer shall modify the windows and doors of the <br /> single-story unit to be constructed on Lot 76 in order to <br /> provide access to and to make maximum use of the large side <br /> yard area. The soundwall location in the sideyard area of <br /> this lot shall be modified somewhat to allow for the use of <br /> this area as outdoor living area. The final configuration <br /> and design of the unit on this lot are subject to the review <br /> and approval by the Planning Director prior to the <br /> recordation of the final map. <br /> <br />13. The developer shall extend the westernmost portion of the <br /> driveway on the Augusta property in order to facilitate left <br /> turns from that property onto Del Valle Parkway. The final <br /> design and configuration of this driveway shall be subjeot <br /> to the review and approval by the owner of the Augusta <br /> property and the City Engineer. <br /> <br />14. The water main shall be looped from the development to the <br /> Serpentine Lane water extension that runs parallel with the <br /> sewer outfall from Valley Business Park. The City may <br /> reimburse the developer for part of the cost of installing <br /> this line, the detail of this connection shall be worked out <br /> with the City Engineer prior to the recordation of the final <br /> map. <br /> <br /> <br />
