EXHIBIT B <br /> <br /> Proposed Conditions of Approval <br /> Tract 6545 <br /> November 30, 1992 <br /> (City Council-Approved Conditions) <br /> <br />1. The proposed subdivision shall conform substantially to the <br /> Tentative Map for Tract 6545 and related materials, <br /> Exhibit A (tentative map dated "Received November 20, 1992" <br /> and site plan dated "Received November 13, 1992"), on file <br /> with the Planning Department, except as modified by these <br /> conditions. <br /> <br />2. Except as otherwise modified by the tentative map, all <br /> conditions of approval of PUD-91-17 (Ordinance 1556) shall <br /> remain in full force and effect. <br /> <br />3. The developer shall obtain all applicable City permits for <br /> the project prior to the commencement of construction. <br /> <br />4. The driveway apron on Lot 76 shall be made wider in order to <br /> facilitate parking spaces for three cars on this apron area. <br /> The final design of this driveway apron shall be subject to <br /> the review and approval by the Planning Director prior to <br /> the issuance of building permits for this lot. <br /> <br />5. The developer shall work with Mr. Augusta and the City to <br /> determine an appropriate terminus location for the masonry <br /> wall to be installed along the eastern property line of the <br /> adjacent Augusta property. The end of this wall shall <br /> permit sufficient sight visibility at this entrance to the <br /> development. <br /> <br />6. The developer shall locate all of the P.T.T., cable TV, and <br /> P.G.E. lines to be undergrounded on the north side of <br /> Stanley Boulevard approximately 5 feet from the face of <br /> curb, within the roadway. <br /> <br />7. The final location of the 18" sanitary sewer line to be <br /> relocated from within Lot 71 to the adjacent public streets <br /> shall be subject to the review and approval of the City <br /> Engineer. <br /> <br />8. The developer shall reconfigure the sidewalk in the area of <br /> trees nos. 40 and 42, if it is determined in the field that <br /> it is feasible to retain these two trees with acceptable <br /> trimming and pruning practices. The retention of these <br /> trees will be considered as part of a field survey conducted <br /> by the consulting arborist, City staff, and the developer to <br /> determine whether any additional trees designated to be <br /> removed can be saved.
