15. The developer shall disclose to all home buyers the <br /> existence of industrially zoned property adjacent to the <br /> site. <br /> <br />16. Prior to approval of the final map, the City Engineer shall <br /> review the operation of the westernmost street intersection <br /> with Stanley Boulevard to see whether left turns exiting the <br /> project should be allowed; should the City Engineer <br /> determine that left turns will be allowed, the intersection <br /> improvements (including median design) shall be modified in <br /> a manner satisfactory to the City Engineer. A determination <br /> by the City Engineer to not allow left turns may be reviewed <br /> by the City Council at its discretion, prior to its approval <br /> of the final map. <br /> <br />17. The 16 single-story units which are to be offered for sale <br /> to qualified buyers per the previously-approved Affordable <br /> Housing Program, dated March 25, 1992, shall be located <br /> throughout the development so as to have the units equally <br /> distributed throughout the entire development, rather than <br /> concentrated in one particular area. The location of these <br /> units shall be subject to the review and approval of the <br /> Planning Director prior to the issuance of building permits <br /> for any of the project units. <br /> <br />18. This project shall use the best available practices to avoid <br /> construction-related adverse effects due to construction <br /> during wet weather periods. Methods shall include erosion <br /> control, bonding, construction scheduling, and such other <br /> means as will ensure that Stanley Boulevard will be <br /> completed on schedule while allowing full utilization of the <br /> street and that on-site construction does not negatively <br /> affect adjoining properties. In order to effectuate this <br /> requirement, the City Engineer may require at his <br /> discretion, separate subdivision completion times and <br /> improvement-specific bonds to ensure the timely completion <br /> of parts of the project. The requirements of this condition <br /> may appear in the improvement plans, subdivision agreement, <br /> or other mechanism, but they shall be in place prior to <br /> approval of the final map. <br /> <br /> <br />
