e. The slope bank easement area separating the Wal-Mart parcel from Parcel C <br /> shall be completely hydroseeded prior to the occupancy of the Wal-Mart building. In <br /> addition, this easement area shall be planted with a minimum of 14, 15-gallon trees of <br /> a specie complementary to (or identical to), the flowering plum used on the south side <br /> of the driveway. <br /> <br /> f. A ten foot wide portion of Parcel B along the Owens Drive entry driveway <br /> shall be landscaped for approximately 70' from the curb return. This landscaping <br /> shall consist of a mix of 15 gallon and 24-inch box accent trees, and 5-gallon sized <br /> accent shrubs. The develop may enter a reimbursement agreement with the property- <br /> owner/developer to recoup some of the cost of this landscape installation. <br /> <br /> g. The future expansion area, Parcel B, and a one-acre area surrounding each of <br /> the storm water inlets on Parcel C shall be completely hydroseeded prior to <br /> occupancy of the building. These areas shall be kept free of weeds, debris, etc. <br /> <br />8. Except where otherwise noted, all trees used in parking lot landscaping and as accent <br /> trees in the PSEs shall be a minimum of 15 gallons in size and all shrubs a minimum <br /> of 5 gallons, unless otherwise shown on the approvecl landscape plan. <br /> <br />9. Six inch vertical concrete curbs shall be installed between all paved and landscaped <br /> <br />10. The developer shall provide root control barriers and four inch perforated pipes for <br /> parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br /> determined necessary by the Planning Director at the time of review of the final <br /> landscape plans. <br /> <br />11. Prior to the issuance of building permits, the developer shall enter into an agreement <br /> with the City, approved by the City Attorney, which guarantees that all landscaping <br /> and open space areas included in this project will be maintained at all times in a <br /> manner consistent with the approved landscape plan for this development. Said <br /> agreement shall run with the land for the duration of the existence of the structures <br /> located on the subject property. <br /> <br /> 12. Prior to occupancy, the licensed landscape architect shall certify in writing to the <br /> Planning Director that the landscaping has been installed in accordance with the <br /> approved landscape and irrigation plans with respect to size, number, and species of <br /> plants and overall design concept. <br /> <br /> 13. All landscaping and irrigation shall be subject to the City 's "Water Efficient <br /> Landscape and Irrigation System Design" ordinance if adopted prior to the issuance of <br /> building permits. Should the ordinance not be adopted, the landscaping and irrigation <br /> for the site shall adhere to the State landscape Water Conservation Ordinance. <br /> <br /> B-4 <br /> <br /> <br />
