7. A final landscape plan and irrigation plan shall be submitted to and approved by the <br /> Planning Director as pan of the building permit plan set prior to issuance of an on- <br /> site permit. Said landscape plan shall be consistent with the approved landscape plan <br /> plus any conditions of approval, and shall be detailed in terms of species, location, <br />-. size, quantities, and spacing. The proposed .landscape plan shall be modified to <br /> reflect the following: <br /> <br /> a. The Rosewood Drive PSE shall be planted and designed in accordance with <br /> the Hacienda Business Park guidelines (except for width, berm height and tree <br /> density), as follows: <br /> <br /> i. The berms shall reach a height of 24" above the street curb and shall <br /> be a minimum of 80' in length, where possible. <br /> ii. The agapanthus shall be planted a maximum of 2' on-center and the <br /> eseailonia and raphiolepis shall be planted a minimum of 3'-4' on center. <br /> iii. At least 40% of the trees installed shall be Chinese hackberry, and 60% <br /> of the trees shall be blackwood acacia, or a similar-appearing hypo-allergenic specie. <br /> Both shall installed in a 24"-box size. <br /> iv. There shall be a ten feet wide lawn area between the curb and the <br /> sidewalk. <br /> v. Trees may be planted at a density no less than 1 tree/800 sq. ft. of <br /> berm area. <br /> <br /> b. The Owens Drive PSE shall be planted and designed in accordance with the <br /> Hacienda Business Park guidelines (except for berm height, width and tree density), <br /> as follows: <br /> <br /> i. The berms shall reach a height of 24" above the street curb and shall <br /> be a minimum of 80' in length, where possible. <br /> ii. Fifty percent of the trees shall be shamel ash and 50 % of the trees shall <br /> be canary island pine. Both trees shah be installed in a 24"-box size. <br /> ill Trees may be planted at a density no less than 1 tree/800 sq. ft. of <br /> berm area. <br /> <br /> c. An additional 4 trees shall be planted at the front of the building. All trees <br /> planted at the front of the building shall be a mix of 15 gallon (60% maximum) and <br /> 24-inch box trees (40% minimum). <br /> <br /> d. In the parking lot, each planter island at the end of an aisle shall contain at <br /> least one 24-inch box tree. At least two trees within the parking aisles shall be of a <br /> 24-inch box size. <br /> <br /> B-3 <br /> <br /> <br />
