EXttlBIT B <br /> <br /> Conditions of Approval <br /> Case PUD-85-8-5D <br /> (January 4, 1994) <br /> <br />1. Development shall be substantially as shownf on the development plans, Exhibit "A", <br /> dated "Received December 21, 1993,' on file with the Planning Department, except <br /> as modified by the following conditions. Where the plans differ from the following <br /> express conditions, the conditions shall apply. Minor changes to the plans may be <br /> allowed subject to the approval of the Planning Director if found to be in substantial <br /> conformante to the approved exhibits. <br /> <br />2. Prior to the issuance of building permits for the 30,000 square foot expansion, the <br /> elevations, site plan, grading and utility plan and landscape plan shall be submitted for <br /> review and approval by the Planning Commission and City Council. Said expansion <br /> plans shall be in substantial conformance with the conceptual expansion plans <br /> submitted with this application. <br /> <br /> A. Site Plan <br /> <br />3. Prior to the issuance of building permits, the site plan shall be modified to reflect the <br /> following: <br /> <br /> a. The street frontage along Rosewood Drive shall be improved as follows: <br /> <br /> i. The sidewalk shall be at least 6 feet in width and shall meander. <br /> ii. The entire Rosewood Drive frontage shall be improved with sidewalk <br /> and landscaping, per the Hacienda Business' Park Design Guidelines. <br /> <br /> b. A sidewalk shall be constructed along the Rosewood Drive main entrance, <br /> from Rosewood to the intersection of the main circulation aisles. The sidewalk shall <br /> be constructed on the north side of the driveway aisle, shall be a minimum of 42" in <br /> width and may be constructed monolithically with the driveway curb. The developer <br /> may enter into a reimbursement agreement with the property-owner to recoup pro-rata <br /> costs of installation with future developers. <br /> <br /> e. Extend the in-bound lane striping at the Rosewood Drive entrance to the <br /> entrance to the parking area. A solid white stripe (8") shall be painted to differentiate <br /> the left-turn lane into the parking area from the through lane. <br /> <br /> d. The driveway median at the Owens Drive entrance shall be extended <br /> northwards another 50 feet. <br /> <br /> B-1 <br /> <br /> <br />
