_ ing. All backflow prevention devices shall be shown otl the plans submitted for issuance <br /> of building permits together with screening mechanism and/or weather protection de- <br /> vices. Proposed screening shall be reviewed for conformity to these requirements and ap- <br /> proved by the Planning Director prior to issuance of a building permit. <br /> <br /> 24. The developer shall post address numerals on the building so as to be plainly visible from <br /> all adjoining streets or driveways during both daylight and night time hours. <br /> <br /> 25. Only modular newspaper dispensers accommodating more than one newspaper shall be <br /> allowed outside of the building within the development. The design of these dispensers <br /> shall be approved by the Planning Director. <br /> <br /> Landscape Design and Irrigation System Operation Requirements: <br /> <br /> 26. The developer shall enter into an agreement with the City, approved by the City Attomey, <br /> which guarantees that all landscaping and open space areas included in this project will <br /> be maintained at all times in a manner consistent with the approved landscape plan for <br /> this development. Said agreement shall nm with the land for the duration of the existence <br /> of the structure located on the subject property. <br /> <br /> 27. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br /> Director as part of the building permit plan set prior to issuance of an on-site permit. <br /> Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br /> tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br /> spacing. <br /> <br /> 28. Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br /> areas. <br /> <br /> 29. All trees used in this proj ect's landscaping shall be a minimum of fifteen (15) gallons in <br /> size and all shrubs shall be a minimum of five (5) gallons, unless otherwise shown on the <br /> approved landscape plan or referenced by a condition of approval. <br /> <br /> 30. The developer shall provide root control barriers and four inch (4") perforated pipes for <br /> parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in <br /> width, as determined necessary by the Planning Director at the time of review of the final <br /> landscape plans. <br /> <br /> 31. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br /> tor that the landscaping has been installed in accordance with the approved landscape and <br /> irrigation plans with respect to size, number, and species of plants and overall design con- <br /> cept. <br /> <br /> SR:96:269 September 3, 1996 <br /> Case PUD-80-16-13D Page 5 <br /> <br /> <br />
