19. All trash and refuse shall be contained completely wil~hin the enclosure architecturally <br /> compatible with the main structure. Trash containers shall be stored within the enclosure <br /> at all times, except when being unloaded. <br /> <br /> 20. All mechanical and HVAC equipment shall be designed, installed, and operated in such a <br /> manner that noise emanating from it will not be perceptible beyond the property plane of <br /> the subject property in a normal environment for that zoning district twenty-four (24) <br /> hours a day, seven (7) days a week. With review of the building permit, the applicant <br /> shall provide the following design verification that the HVAC equipment will achieve <br /> this design standard: <br /> <br /> a. Noise levels of the proposed HVAC equipment at 25%, 50%, 75%, and 100% op- <br /> eration; <br /> <br /> b. Noise absorption ratings for the design and materials used in the HVAC screens; <br /> <br /> c. Computer modeling of the HVAC noise levels at the property-line plane taken per- <br /> pendicular to and at a 450 angle of the HVAC equipment; and <br /> <br />.- d. Staff would also work with the applicant to reduce the amount of HVAC equipment <br /> operating at night. <br /> <br /> Prior to issuance of an occupancy permit for the structure, Thoratec's HVAC sound lev- <br /> els would be tested by staff and verified for conformance with this requirement. Thor- <br /> ateo's. <br /> <br /> 21. All parking spaces shall be striped as shown on the site plan. Wheel stops shall be pro- <br /> vided unless the spaces are fronted by concrete curbs, in which case sufficient areas shall <br /> be provided beyond the ends of all parking spaces to accommodate the overhang of auto- <br /> mobiles. <br /> <br /> 22. The location of any pad mounted transformer(s) is subject to approval by the Planning <br /> Director before issuance of building and/or on-site permits. The transformer(s) shall be <br /> screened by landscaping or located within an enclosure matching the building and having <br /> corrugated metal gates. All transformer(s) shall be shown on the plans submitted for is- <br /> suance of building permits. <br /> <br /> 23. All backflow prevention devices installed with this development shall be painted forest <br /> green (Pantone Color System Number 2030) and shall be screened from view from public <br /> streets. Screening shall consist of berms, walls, or landscaping satisfactorily integrated <br /> into the landscape plan.
