12. All landscaping shall be installed within nine months of occupancy. The applicant <br /> shall arrange a landscape site inspection with the Planning Department staff upon <br /> completion of the installation of the landscaping. <br /> <br />13. In the event that any additional accessory structures, including the landscape <br /> modifications, tennis courts, decks, pools, spas, or building additions are proposed <br /> to be constructed on the subject site, the owner of the property shall submit an <br /> application for the review and approval by the Planning Director. The Planning <br /> Director may refer the application to the Planning Commission or other applicable <br /> reviewing body if he/she deems it necessary. All accessory structures shall be <br /> located within the building envelope area. <br /> <br />14. Any proposed outdoor lighting for the subject property shall be of low intensity, <br /> less than a 70 watt point source, in order to minimize its visibility from the valley <br /> floor. Outdoor lighting shall also not glare onto adjacent properties. <br /> <br />15. All trees shall be kept a minimum of four feet from a property line. <br /> <br />BUILDING AND ENGINEERING: <br /> <br />16. The applicant shall design a storm drainage system which directly ties into a City <br /> approved storm drain system. The applicant shall provide the design of this storm <br /> drain connection to the Planning Director and City Engineer for review and <br /> approval prior to the issuance of a building permit for this project. The design <br /> details shall include the complete storm drain system from the on-site inlets to its <br /> connection to a City approved storm drain system. Should the storm drain system <br /> cross private property, the applicant shall submit the applicable easement <br /> information to the satisfaction of the Planning Director showing their right to use <br /> said property for placement of the storm drain line. <br /> <br />17. The applicant shall submit a building survey and/or a record of survey and a site <br /> development plan in accordance with the provisions of Chapter 18.68 of the <br /> Municipal Code of the City of Pleasanton. These plans shall be approved by the <br /> Director of Building Inspection prior to the issuance of a building permit, and the <br /> site development plan shall include all required information to design and <br /> construct site, grading, paving, drainage, and utility improvements. Accurate <br /> driplines of existing trees shall also be shown on the plans. Specific items to be <br /> indicated on the site development plan necessary to construct the improvements <br /> are to be in accordance with the City of Pleasanton Private Development Design <br /> Guidelines adopted April 15, 1986. <br /> <br />AP-98-02 (PUD-90-19-7M) City Council Conditions of Approval Page 3 <br /> <br /> <br />
