6. The following items shall be included on the building permit plans and shall be <br /> subject to review and approval of the Planning Director: (a) the plans shall identify <br /> all exterior colors and materials and shall reference the approved colors on the <br /> color and material board; (b) the garage configuration shall be consistent with the <br /> four-car garage with one-open carport alternative presented at the May 5, 1998 <br /> City Council meeting; and (c) the northemmost two-car garage shall be relocated <br /> to the east closer to the home, final location shall be approved by the Planning <br /> Director. <br /> <br />7. No accessory structures are approved as part of this application. <br /> <br />LANDSCAPING and ACCESSORY STRUCTURES: <br /> <br />8. Final landscape and irrigation plans shall be submitted for the review and approval <br /> by the Planning Director prior to the issuance of a building permit. These plans <br /> shall be designed in a manner consistent with the Moller Ranch Custom Lot <br /> Design Guidelines and shall include, at the minimum, the following changes: <br /> <br /> a. The gate and fence located between the front of the garages and the front <br /> property line shall be relocated behind (south of) the garages in a manner <br /> consistent with the Moller Ranch Custom Lot Design Guidelines. <br /> <br /> b. A natural appearing landscape transition area, similar in design to the <br /> approved transition area for the property to the west, shall be incorporated <br /> into the landscape plans along the rear and side yards. <br /> <br />9. The irrigation plan shall utilize low-volume drip, bubbler, or other water <br /> conserving irrigation systems to the maximum extent possible, particularly in areas <br /> which are adjacent to off-site vegetation and open space areas. <br /> <br />10. All trees used in landscaping shall be a minimum of 15 gallons in size and all <br /> shrubs shall be a minimum of 5 gallons, unless otherwise shown on the approved <br /> landscape plan or required by the Moller Ranch Custom Lot Design Guidelines. <br /> <br />11. Any natural grassland areas to be retained within the development shall be mowed <br /> annually (or more frequently if directed to do so by the Fire Marshall) for fire <br /> management purposes. Groundcovers adjacent to these areas shall be irrigated in <br /> order to provide a "wet blanket" effect for fire management purposes. <br /> <br />AP-98-02 (PUD-90-19-7M) City Council Conditions of Approval Page 2 <br /> <br /> <br />
