Said landscape plan shall be consistent with the approved landscape plan plus any <br /> conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />_. and spacing. Said landscape plan shall include the following: <br /> <br /> a. Landscape materials along the Stoneridge Drive frontage shall reflect the existing <br /> landscaping on the church site and shall include escallonia, abelia, and raphiolepis in a <br /> minimum of 5 gallon sizes, and the crape myrtle shall be replaced with raywood ash <br /> (minimum 15 gallon size). <br /> b. Landscape materials along the parking lot and driveway shali reflect landscape <br /> materials already utilized on the church site between the existing parking lot and the <br /> Krause Street residences and shall include escallonia, photinia, pittosporum, and xylosma <br /> (5 gallon sizes). <br /> c. The applicant shall invite the neighbors immediately adjacent to the new parking <br /> lot and driveway to participate in the selection of tree species along the church's southem <br /> property line, with the goal of achieving maximum screening and canopy in the shortest <br /> amount of time. Deodar cedar, or other evergreen species such as acacia, loquat or <br /> brisbane box shall be considered. Trees planted along the southern property line shall be a <br /> mixture of 36-inch and 48-inch box and may include deciduous species if desired by the <br /> immediately adjacent neighbors. <br /> d. For each end-island planter of the north-south oriented planter islands in the <br /> parking lot, two 24-inch box Platanus acerifolia shall be installed. These end-island <br /> planters shall be installed with a 6-inch vertical concrete or asphalt (a.c.) curb. The <br /> applicant and staff shall work to establish a final design of the parking lot with the goal of <br /> creating as much permanent landscaped area with trees within the parking lot while <br /> allowing for a reasonable amount of activity area for the future school. <br /> e. A low, informal hedge row (such as a cistus variety) shall be installed along the <br /> border of each north-south oriented planter island in the parking lot to act as a "curb" for <br /> parked ears and prevent vehicles from driving through the planters. <br /> f. The applicant shall incorporate berming or other sound-attenuating measures into <br /> the landscape area between the Rheem Drive entrance driveway and the homes on Bowen <br /> Street in order to minimize impacts to these homes. <br /> <br /> 9. The final landscape plan and site plan shall include details for the materials and function <br /> of the parking lot gates. No chain link fencing is allowed, although a metal pipe-type <br /> swinging "arm" gate is appropriate. <br /> <br /> 10. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br /> 11. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas, <br /> except within the new parking lot on the edges of the north-south oriented planter islands <br /> and between the new parking lot and the vacant western portion of the site. <br /> <br /> Case Z-97-31.0 Page B-2 Conditions of Approval <br /> <br /> <br />
