EXHIBIT B <br /> Draft Conditions of Approval <br /> Case Z-97-310 -- St. Elizabeth Seton Parish <br /> (April 7, 1998) <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A" <br /> (dated "Received December 1, 1997 and February 20, 1998"), on file with the Planning <br /> Department, except as modified by the following conditions. Minor changes to the plans <br /> may be allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformance to the approved exhibits. <br /> <br />2. This design review approval shall lapse within one year from the date of approval unless <br /> a building permit is issued and construction has commenced and is diligently pursued <br /> toward completion or an extension has been approved by the City. <br /> <br />3. Final inspection by the Planning Department is required prior to occupancy. <br /> Project Specific Conditions <br /> <br />4. The colors and materials of the new sanctuary building shall match those of the chapel <br /> and shall be submitted to and approved by the Planning Director prior to the issuance of a <br /> building permit and shall be consistent with the approved colors on file as pan of Exhibit <br /> "A". Approved colors shall be stated on the plans submitted for issuance of building <br /> permits. <br /> <br />5. Prior to the issuance of building permits, all exterior finish materials for the building shall <br /> be designated on the plans submitted for building permit. The skylight along the roof <br /> ridge shall consist of a non- or low-reflective material. <br /> <br />6. Prior to the issuance of building permits, the site plan shall be modified such that parking <br /> stall lengths are 17 feet and the landscape planters oriented on the north-south axis are <br /> widened to 12 feet to allow cars to overhang into the planter area. <br /> <br />7. Prior to the issuance of building permits and subject to the review and approval of the <br /> City Engineer and Planning Director, the driveway entrance on Rheem Drive shall be <br /> modified to create a greater distance between the driveway and the southern property line. <br /> The driveway entrance need not be perpendicular to the centerline of Rheem Drive, but <br /> shall be designed to facilitate turning movements into the driveway. <br /> <br /> Landscaping and Lighting <br /> <br />8. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br /> Director as pan of the building permit plan set prior to issuance of an on-site permit. <br /> <br />Case Z-97-310 Page B-1 Conditions of Approval <br /> <br /> <br />
