~L~I r VLV <br />I N C O R v O R A 1 E D <br />2. The installation of permanently-pressurized irrigation systems should be restricted to <br />avoid any detrimental saturation of the slope area. Resulting damage to the slope <br />could adversely affect the stability of a house constructed upon the adjacent Lot <br />and/or houses on other Lots. <br />3. Each Lot must be graded in accordance with the approved lot development plans. <br />Prior to any regrading on a Lot, the Lot owner's State of California licensed <br />geotechnical engineer or certified engineering geologist will review Lot <br />__ improvements. The geotechnical engineer will provide criteria to the GRAD <br />geotechnical engineer for Lot grading, foundation design, surface and subsurface <br />drainage and retaining wall design. The geotechnical consultant employed by the Lot <br />owner shall observe excavations and provide an "as-built" report of the conditions <br />_ encountered and mitigation measures taken. This report shall go to the GHAD <br />consultant. The GHAD engineer will provide recommendations as required. The <br />geotechnical engineer should also review and be aware of any prior improvements on <br />the Lot and in the vicinity including any slope repairs and subdrainage systems <br />- installed during the initial subdivision grading, or in some cases, by the development <br />of adjacent Lots. <br />Subsurface drainage systems were installed during construction of the subdivision. <br />- The purpose of subdrainage systems is to provide a means by which subterranean <br />waters can be dissipated to avoid any detrimental saturation of the soils. It is <br />important that the integrity of the subsurface drainage systems be maintained. <br />- 4. Surface water drainage is typically to the Lot front, Lot rear or Lot side, as the case <br />may be, for ultimate off-site disposal. Such drainage is accomplished by positive <br />grading and by cutting drainage swales or channels on the surface of the Lot.
