Lynn Jansen <br />Application for PUD development plan approval for the construction of ] 7 new <br />homes, ranging in lot sizes from 10,000 square feet to 1 2,984 square feet, on a <br />4.3-acre parcel located at 1635 acid 1777 Rose Avenue_ Zoning for the property is <br />PUD-MDR and A ~Plarrrred Unit Development Medium Density Residential and <br />Agriculture District. <br />'t'his item was continued to the meeting of August 24, 2005_ <br />b_ PUD-36. Mike Walsh <br />Work session to review and provide con-iments on the application for PUD <br />rezoning and development plan approval to allow recreation vehicle and boat boat <br />trailer storage on a 2.53-acre parcel located on the easterly corner of Valley <br />Avenue and Busch Road. Zoning for the property is S (Study) District. <br />Ms. Decker summarized the staff report and detailed the background and scope of this <br />prof ect_ In a previous meeting, the Planning Commission had requested. that the applicant <br />take a closer look at more passive uses on this site that would not impact traffic as much_ <br />Traffic volume is a consideration in this area, and it was considered that aboat/RV/trailer <br />storage use would be appropriate with respect to trip generation. She displayed the <br />proposed plan on the overhead screen_ <br />Chairperson Maas noted that maneuvering and parking an RV was difficult, and she <br />wanted to ensure that there was enough room on the site_ <br />Ms. Decker noted that because the site had special concerns and was so narrow, it posed <br />some problems with respect to circulation on the site. Staff identified issues in terms of <br />how a 40-foot vehicle could be backed in on an angle. She noted that the design will <br />probably be altered in light of these issues. Staff believed this was a potentially good use <br />of the site_ <br />Commissioner Fox inquired whether the neighbors, potential buyers, and the Presbyterian <br />Church were notified of this application. She noted that two people looking at the models <br />at Ironwood the previous weekend were shocked to discover that this use was being <br />considered_ Ms_ Decker noted. that work sessions were noticed under the same conditions <br />as any other project within 1,000 feet of the property; notices did go out under those <br />requirements. She noted that after the first noticing for the July 27, 2005 hearing, an <br />email from Bill Buecker was received, stating that he believed the wall should have <br />substantial screening. <br />THE PUBLIC HEARING WAS OPENED_ <br />Mike Walsh, applicant, reviewed the background of this application and added that the <br />~- General Plan designation was Industrial and the zoning was S <Study~ because the <br />PLANNING COMMISSION MINUTES August 1 O, 2005 Page 8 of 19 <br />
