Chairperson Maas did not care for the project and hoped it would have been a park; <br />however, she thought that the idea of the City purchasing the property would be an <br />interesting endeavor and that it was important to her that Mr_ Walsh gets the value of his <br />property. <br />Commissioner Fox noted that she did not care for the proposed project She expressed <br />concern that the outlet of the lronhorse Trail would be near that location and that it was <br />near the Alameda County impound lot. She believed the new Ponderosa residents, the <br />Kinderkirk day care customers, and the Presbyterian Church should weigh in on what <br />they would like to see in the area. She would like to defer this issue to the General Plan <br />so the new neighbors would not be blindsided. <br />Commissioner Arkin would like to see foliage on the concrete wall acid did not want to <br />see a long, beige wall. <br />Commissioner Blank noted that he was not in favor of deferring this issue to the General <br />Plan, which may be more than two years away_ He was not convinced that Valley <br />Avenue could ever be turned into a residential, walking street. He generally liked this <br />use and believed that some issues should be addressed, such as adding more landscaping <br />and trees. He believed a park would look out of place, unless there was a master plan, <br />which may be ten years away_ He believed this was a good potential use for this piece of <br />land, with a very low impact on trafFic_ He believed that staff and the applicant could <br />work well to enhance this site. <br />G'ommissioner Roberts believed that a park would be a problem because the traffic would <br />be a hazard to children crossing the stre et_ <br />Chairperson Maas noted that she was thinking about a passive green space. She <br />suggested that the Commissioners visit an RV-only storage space. <br />Commissioner Roberts noted that there was a similar use proposed in Livermore and that <br />it was to be located near the vineyards, which she objected to. <br />Commissioner Pearce liked the idea of a park but liked this design as aloes-impact traPFic <br />use. She would like landscaping to enhance the view from the street. <br />Commissioner Arkin wanted to be sure that this use would not be visible from a public <br />right-of--way. He expressed concern about the viewline from the second story of the <br />homes across the street. He requested a visual analysis to ensure the use was not visible <br />from many of the homes and residential stre ets_ <br />Mr. Walsh noted that they were quite compromised by the location of the jet fuel line, <br />which had a 7 5-foot easement. <br />Commissioner Fox did not believe this use was compatible with a bordering residential <br />neighborhood and would prefer to see this use in a commercial area.
