Daoust Development <br />Application for design review approval to construct an approxirnatcly <br />4, 1 00-square-foot single-family custom home at 2503 Vineyard Avenue in the <br />Vineyard Avenue Corridor Specific Plan Area, and for a minor modification to an <br />approved development plan to iriodify the development standards to reduce the <br />required 25-foot rear yard setback to 15 feet- Zoning for the property is <br />PLJD-LDR Planned L.Tnit Development -Low Density Residential) District~ <br />Ms_ Decker summarized the staff report and noted that this was typically processed as a <br />minor n-iodi fication on the staff level- In this case, however, the PUD conditions of <br />approval required that any modification be a major modification- She noted that it would <br />be the Plarttiing Commission's choice how it would be handled- She described the <br />history and layout of this project. She displayed Lhe various growth intervals of the trees <br />and noted that the substantial planting would provide visual relief of the retaining wall <br />She corrected the language in the staff report that described Lhe use of stucco. Staff <br />recommended approval of this item and added that both modification choices were <br />acceptable to staff <br />THE PUBLIC HEARING WAS OPENED. <br />Brant A_ Daoust, applicant, requested that the Planning Conm-iission support the minor <br />modification due to the placement of the high-voltage line that would not be moved <br />underground.
