No signs, wires, or ropes shall be attached to the tree. <br />d_ No stockpiling/storage of construction rnateri als, fill, ete_, shall take place underneath <br />or within S feet of the dripline of the existing tree~ <br />e. No equipment or temporary structures shall be placed within or beneath the dripline <br />of the existing tr~~~ <br />Failure to comply with these requirements may result in a stop-work order- <br />32. The applicant shall enter into an agreem eni with the City, approved by the City Attorney, <br />which guarantees that all landscaping installed as part of this project, including <br />landscaping in the City right-of--way along the site's street frontages, will be maintained <br />at all times in a manner consistent with the approved landscape plan for this <br />development- Said agreement shall run with the land for the duration of the existence of <br />the structures located on the property. <br />33. Unless otherwise approved by the Ylanning Director, the monument sign shall be located <br />generally as shown on the landscape plan- <br />34. The design of the monument sign shall be chaxiged to utili-re a stoxie base, a stucco sign <br />panel with applied metal letters, and a small hip roof or cornice on top of the sign panel. <br />The colors and materials of the monument sign shall xn etch the building- In addition, the <br />monument sign shall be illuxrxinated by external spot lights. Said modifications shall be <br />shown on the plans submitted for issuance o£building permits and shall be subject to <br />review and approval by the Ylanning Director prior to issuance of building permits. <br />35. Prior to installation of any building signs, a comprehensive sign prograxrx shall be <br />su brrxitted for sign design review approval. Said sign program shall include the specific <br />details for each sign (i.e., colors, matcri al s, illumination, location, sign text, dimensions, <br />etc.). In addition, the sign program shall incorporate the following restrictions: <br />a_ Building-xnowzted signs shall be either non-illuminated, spot-illuminated. by <br />decorative lights, or shall utilize halo-illuminated channel letters- <br />b. Building-mounted signs on the eastern building elevation shall be non-illuminated. <br />36. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section 18.9F.060K. of the Zoning Ordinance for grand <br />openings or by Section 1 8. 1 1 6.040 of the; Zoning Ordinance iF approved as part of a <br />temporary conditional use permit. At no time shall spot 1. fighting be used in conjunction <br />with such grand openings and/or promotional events- <br />6 <br />
