L "I'he existing multi-trunk liquidatnbar city street tree located just north of the Sunol <br />Boulevard driveway shall be replaced with a new liquidambar trec_ <br />g. Landscaping shall be modified to accommodate the relocated trash enclosure. <br />h. The landscaping plan shall be redesigned to restrict the number o£ large trees adjacent <br />to the eastern boundary of the rasidanti al pro parties. <br />Said modifications shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br />26_ The applicant shall provide root control barriers and four inch perforated pipes for trees <br />in planting areas less than ten feet in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plaiis_ <br />27. The applicant shall install an autoiriatic irrigation system for all project landscaping, <br />including the landscaping installed in the Clity right-ot=way. <br />2f3. 1/xcept as otherwise conditioned, all trees used in landscaping shall be a minitrtutrt of <br />1 5 gallons in size and all shrubs a minimum of 5 gallons. <br />29_ Yrior to occupancy, the laiidseape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and. species of plants and <br />overall dcsign_ <br />30. The existing liquidambar city street tree near the northwest corner of the site shall not be <br />removed. The project developer shall post cash, latter of credit, or other security <br />satisfactory to the Planning Director in the amount of iive thousand dollars ($5,000 for <br />the City street tree. This cash bond or security shall be retained for one year following <br />co~ripletion of construction and shall he forfeited if the tree is removed, destroyed, or <br />disfigured_ If the tree is removed, destroyed, or disfigured during construction, the <br />applicant shall pay a fine in the amount equal to the appraised value of the subject tree. If <br />the tine based on the appraised value of the tree(s) exceeds the bond amount, the <br />applicant shall pay the difference between the bond and the appraised value of the subject <br />tree<s~. <br />31 _ The following tree preservation methods shall be followed for the existing tree to be <br />preserved: <br />The applicant shall utilize his bast efforts to locate any new utility trenches outside <br />the driplinc of the existing street tree to be savcd_ If this is not feasible, then the <br />applicant shall submit a report from a certified arbori st acceptable to the City that <br />indicates the trenching will not be detrimental to the health of the tree. <br />
