All trash and rclusc shall be contained completely within the approved trash enclosure The materials and color of the enclosure walls and roof shall match the building and the gates shall he corrugated trietal or solid wood- The design of the enclosure (all four sides) shall be shown on the plans submitted for issuance of building peririits and shall be subj act to the approval of the Planning Director and Fire Chief- Trash containers shall be stored within the enclosure at all times, except when being unloaded- 23. The location of any pad-mounted transformers shall be subject to approval by the Planning Director prior to issuance of permits by the Cuilding Department. Such transformers shall be screened by landscaping or contained within an enclosure iri etching the building and with corrugated irictal gates. All transformers shall be shown on the plans submitted for issuance of building permits- "1'he project developer shall attempt to locate iransforniers at the rear of the site. 24. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Uircctor as part of the building permit plan set prior to issuance of a building permit- Said landscape plan shall be detailed in terms of species, location, sizo, quantities, and spacing. 25. The applicant shall make the following modifications/revisions to the landscape plans: a. The two Chinese pistache trees behind ~west~ of 223 Tomas Way shall be substituted with two small-growing evergreen trees such as photinia standards. b. The wax-leaf privet, elaeagnus, and lorapetalum shrubs in the planter area immediately behind 223 Tomas Way shall be changed to lower-growing evergreen shrub varieties that don't exceed seven-feet tall. c_ The bioswale required by condition of approves] no. 8 shall be shown in the eastern property line planter- The ground cover within this bioswale shall be species that are suitable for a bioswalc cnviromrient (i.e., one that doesn't "drown" easily when the soil becomes saturated, one that sends out many fibrous roots to reduce erosion, and one that does a good job of filtering the water before it reaches the drain inlet). d. The applicant shall install groundcover plantings in the right-of--way planter strips along the Sunol Boulevard and Junipcro Street liontagcs of this project. c. Two liquid amber street trees shall be planted between the two cxi sting liquidambar street trees in the Sunol Boulevard right-of--way planter. 4
