EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-489/PV-138, Nordstrom's and Tbc Mills Company <br />7, 1.300, and 1600 Stoncridge Mall Road <br />November 16, 2005 <br />Project Specific Conditions. <br />1 . This approval shall cover the construction of the Phase 1 portion of the Stonerid gc Mall <br />expansion/renovation development including relocating the existing Nordstrom store by <br />constructing a 144,000 square foot new retail area., adding two new restaurants totaling <br />1 5,600 square feat, constructing athree-level above grade parking deck consisting of <br />907 parking spaces, and constructing various site modi~ications~ <br />2. The overall development covered by Phase ] shall be constructed substantially as shown <br />on the development plans, Exhibit A, dated "Received November 7, 2005" on t31e with <br />the Planning Departtrtcnt, except as modified by the I~~llowing conditions. Minor <br />changes to the plans, including minor variation of the actual building square footage, may <br />be allowed subject to the approval of the Planning Director if found to be in substantial <br />confonriance to the approved exhibits- <br />3. The project developer is allowed to reduce the width and length of the 90-degree parking <br />spaces of the parking deck to 9-feet by 1 8-feet served by a 25-foot wide driveway ai slc. <br />4. Conceptual approval is granted to Phase 2, which includes the addition of approximately <br />1 5,234 square feet of infill retail space, and for Phase 3, which includes the adaptive <br />reuse of the existing 1 67 ,000 square foot Nordstrom store and the locarion of a new <br />cincm a. The project developer shall submit application(s) for design review approval(s) <br />for these project phases by the Planning C]omniission before submitting application(s) for <br />building permit(s~_ "I'he sire of the adaptive reuse of the existing Nordstrom store and the <br />cinema in Phase 3 is dependent on the outcome of the comprehensive parking analysis <br />described in Condition #5 (below). <br />5. "I"he project developer shall subtrtit a comprehensive parking analysis with the Phase 3 <br />design review application to detcrrnine chat a sufF cient nun-tber of parking spaces is <br />provided for the overall Stoneridge Mall expansion including Phase 1, Phase 2, and Phase <br />3. As provided in the Development Agreement, as amended, between the City and the <br />property owner, the number of parking spaces shall he determined by the Planning <br />Commission taking into account the comprehensive parking analysis and in accordance <br />with the purposes of Chapter 1 820 of the Pleasanton Municipal Codc, as said Codc <br />existed as of the data of the last amendment to the Devclopm cnt Agrecnicnt_ <br />
