32. The following tree preservation nz ethods shall be followed for the existing trees Lo be preserved= a. The applicant shall utilize his best efforts to locate any new utility trenches outside the dripline of the- existing strcct trees Lo be saved. I£this is not Feasible, then the applicant shall submit a report from a certifiied arborist acceptable to the City that indicates the trenching will not be detrimental to the health of the trees_ b. No oil, gasoline, chemicals, or other harmful materials shall be deposited or disposed. within the dri Aline of the trees or in drainage channels, swales, or areas that iztay lead to the dripline. c. No signs, wires, or ropes shall be attached to the trees. d. No stockpiling/storage of construction rnateri al s, till, etc., shall take place. underneath or within S of the dripline of the existing trees. c. No eel uipm ent or temporary structures shall be placed within or beneath the driplines o£ these treas. Failure to comply with these requiretncnts may result in a stop-work order. 33. The applicant shall cater into an agreement with the City, approved by the City Attorn cy, which guarantees that all landscaping installed as part of this project, including landscaping in the City parking lot, will be maintained at all times in a manner consistent with the approved land scapc plan for this dcvelopn-icnt_ Said agrecn-Lent shall. run with the land for the duration o£the existence of the structures located on the property. 34. Prior to installation o£any signs, a cornprehen live sign program shall be submitted. for sign design review approval. Said sign program shall include the specific details for each sign (i.e., colors, materials, illun-iination, location, sign te=xt, diLriensions, etc.. The sign program shall be consistent with the regulations of the Downtown Kevitalization District and the Downtown Design Guidelines_ 35.
