"I'he applicant shall make the following modifications/revisions to the site plan: <br />a. Tlxe applicant shall add a fountain, mosaic tilt bench, or some other type of public art <br />piece or t<>eal point in the front plaza area_ <br />b. Some of the paving in tiont (cash of three centermost eastern storefront doors shall be <br />extended to the existing public pathway. <br />c. The individual concrete pavers shown on the color/material board shall be the paving <br />irxaterial used in the plaza areas on the south, cast, and north sides of the building_ <br />d. Decorative planter pots shall be installed on the ground near the tenarxt entries. <br />Said modifications shall be submitted in conjunction with the plans subx~-xitted for issuanec. ol- <br />building permits and shall be subject to review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br />7 iJ. The applicant shall make the following modifications/revisions to the building design- <br />a.. Decorative wall-xrxounted lights shall be installed on the building. <br />b. Projecting cast stone trim shall be installed around the front door. <br />c. The first and second floor wall plane at the balcony on the eastern elevation shall be <br />recessed another foot <three-feet total. <br />d. A decorative molding/cornice shall be added to the top of the handicapped ramp walls. <br />e. The recessed front entry wall shall be recessed an additional six inches. <br />Said xaoditications shall be submitted in conjunction with the plans submitted for issuance of <br />building permits ,,,.id. shall be subject to rcvicw and approval by the Planning Director prior to <br />issuanec of building pcrxnits for the project. <br />1 7 . The building area reductions required. in Condition No. 1 O shall not be added to other areas of the <br />building. <br />1 2. The fire-rated windows and doors shall closely resemble the wood windows and doors in terms <br />of-the frame, sash, mullion, etc. dimensions and color. Wire glass shall not be utilized for the <br />windows or doors. Details and specifications of the fire-rated windows and doors shall be shown <br />on the plans submitted for issuance of building permits and shall be subject to rcvicw and <br />approval by the Planning Director prior to issuance of a building perniil. <br />2 <br />
