"I1ac proposed development plan is consistent with the City s General Ylan <br />"fhe proposed pro_ject's land use, Medium Density Residential, conforms to the <br />"Medium Density RcsidentiaP' Land Use 1~;lenient designation for the project site- <br />The General Plan land use designation for the subject site is Medium Density <br />Kesidential two to eight dwelling units par gross acre~_ The proposed project, <br />with eleven units on approxiarrately 4.2 gross acres, has a density of 2.62 gross <br />der~sity units per acre and 2.92 net density units per acre t;DUA~_ This DUA is at <br />the lowest end of the two-to-eight DL1A allowed within the site's current <br />designation and is in specific duplication of the precedents cstabhshed. by the <br />prior subdivisions adjacent to this project site. Thus, the proposed developn~rent <br />plan is consistent with the City's general flan, and this finding can be made. <br />3. The proposed development plan is coanpatible with previously developed <br />properties located in the vicinity and the natural., topographic Features of <br />the site. <br />"I'he project site is surrounded by single-faaraily residential to the east zu~rd, as <br />conditioned, the proposed project would be corrrpatible with the residential <br />character in the area- The height of the proposed buildings is within the height <br />range of surrounding buildings. "1'he site is rcl atively ll at, and rrrinirrral grading is <br />proposed on the site for drainage purposes. The plan, as conditioned, is <br />con-~patiblc, witla the previous}y developed properties and the aiatural topographic <br />features of the site; therefore, this finding can be rnade_ <br />4. Grading takes into account environmental characteristics and is designed <br />in kecpitig with the best engineering practices to avoid erosion, slides, or <br />flooding to have as n~rinirrral an effect upon the environment as possible- <br />The subject site is IIat and has a general slope of O.5 percent- "1'herefo rc, as <br />conditioned, the minimal grading required is designed ire keeping with the best <br />engineering practices and would riot have an impact on the environmerzt., arzd this <br />finding can be rnade_ <br />5_ Streets and building have been designed and located to complement the <br />natural terrain and landscape. <br />The prof eci site is at the terminus of recently developed residential areas of the <br />City. Rose Avenue will need to be extended only to the limits of this project site <br />and would not involve the extension to Valley Avenue at this time. "1"he proposed <br />project will construct street irrrproven~ents in conforrnity with the street sections <br />established on Rose Avenue- There is little natural terrain in the vicinity. <br />
