PLANNING COMMISSION CTTY OF PI_EASANTON <br />A LAMEDA COUNTY, CALIFORNIA <br />R.ESOLU'1'ION NO_ PC-2005-52 <br />RESOLUTION RECOMMENDING APPROVAL OF' THE APYLICATION OF LYNN <br />JANSEN FOR PUD REZONING, DEVELOPMENT PLAN AYPROVAL, AND <br />DEVELOPMENT DF_SIGN GUIDELINES AS F1LED LTN [1ER CASE PUD-38 <br />WHEREAS, Lynn Jansen has applied For: (1) YITD rezoning of two existing parcels totaling <br />approximately 4.19 acres front PUD ~Ylanned Unit Development) and <br />A (Agricultw'e) Lo YUD-MDR (Planned Unit Development Medium Dcn city <br />Residenti alb District; (2) Planned Unit Development Plan to allow the <br />development of eleven buildable parcels and two remainder p~rrcels ranging frotrt <br />10,000 square Feet to 13,000 square feet, and (3J Developm ant Design Guidelines <br />for asingle-family detached residential developm ant for the properties located at <br />1635 and ] 777 Rose Avenue; and <br />WHEREAS, at its duly noticed public hearing of November 16, 2005, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the C7ity stall concerning this application- and <br />WHEREAS, the Manning Coniniission recon~trrtended approval for the negative declaration <br />prepared for this project; and <br />WHEREAS, the Planning Commission detern~tined that the proposed rezoning is appropriate <br />for the site; and <br />WHEREAS, the Ylanning Corrtirtission made the following findings for the PLJD development <br />plan: <br />The plan is in the bast interests of the public health, safety, at~d geticral <br />welfare- <br />All on-site int?'asiructura shall be installed by the prof act developer witl-i <br />connections to municipal systems in order to serve the site- Adequate storn~t <br />drain, sanitary sewer, and water service utilities are present near the development <br />and are sufficient to serve the new buildings. Public street access is provided to <br />all structures for police, fire, and other emergency response vehicles. The <br />h uildings are designed to meat the requirerrtcnts of iha I3 uilding Coda and other <br />applicable City codes. The applicants would install public landscaping with street <br />trees, along the public trail and along the south side of Rose Avenue- Thera fore-, <br />as conditioned, the propo sad plan is in the bast interost of the public health, <br />safety, and general welfare, and this first finding can be made. <br />
