If the interim grading/soil transfer covered by this approval results in conflicts or other <br />impacts to the site and/or surrounding properties, at the discretion o£ tyre Planning <br />Director, this conditional use permit r-nay be referred to the Planning Cotrrn~rission for <br />subsequent review at a public hearing_ If necessary, the Planning Con~rniission may <br />rrtodify or add conditions of approval to mitigate such impacts, or may revoke said <br />conditional use permit <br />10. The project developer or the property owner shall pay any and all fees to which the <br />property may he subject prior to issuance of an on-site/grading permit The type and <br />amount of the tees shall be those in effect at the time the on-site/grading permit is issued. <br />1 1 _ "rhe project developer's contractors) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />12_ The haul route £or all materials and equipment to/from this dcvelopiaent shall be <br />approved by the C=ity Engineer prior to the issuance of a grading/encroachment permit. <br />13_ Any damage to existing street improvements during the grading and/or transfer of dirt <br />material on/trom the subject property shall be repaired to the satisfaction of the City <br />Engineer at full expense to the project developer. This shall include slurry seal, overlay, <br />or street reconstruction if deemed warranted by the City Eng=ineer_ <br />74. The project developer shall submit a dust control plan or procedure as part of-the grading <br />plans. <br />15_ All on-site/grading plans must comply with all codes and ordinances in effect before the <br />F3uil ding Department will issue permits. <br />1 6. The project developer shall comply with the Alameda Countywide NPDES Permit <br />#C]A50029831, a copy of which is available at the City oft3ecs_ <br />7 7. The project developer is responsible for implen-ienting the following reasures during all <br />constructi ors phases of the project <br />a. "1"he project developer shall include erosion control/storm water quality measures on <br />the interim-grading plan, which shall specifically address measures to prevent soil, <br />dirt, and debris from entering the storm drain system_ Such measures may include, <br />but are not limited to, hydro seeding, hay bales, sandbags, and siltation fences and arc <br />subject to the review and approval of the City Engineer. The project developer is <br />responsible for ensuring that the contractor is aware of and impletrrents such <br />measures. <br />
