EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCLJP-145, Chris Beratlis/Kazuo Hatsus6i <br />10 Beratlis Place <br />July 13, 2005 <br />1. The interim grading plan/soil transfer shall substantially confo nn to the developxrtent <br />plans, Exhibit A, dated "Received July 7, 2005" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans xrxay be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />2. The project developer shall obtain a Grading Permit from the Engineering Division, <br />Public Works Department and any other applicable City perxr~its for the project prior to <br />the commencement of any construction- <br />3. "The prof cet developer shall submit a geotechnical report for the $11 site to the City <br />Engineer for review prior to starting grading operations. <br />4. The project developer shall submit a Fnal grading plan and erosion control plan for the <br />interim grading/transfer, prepared by a licensed civil engineer, depicting all final grades <br />and on-site drainage control measures to protect all cut and fill slopes from surface water <br />over£low_ The grading plan shall be reviewed and signed by the geotechnical cn gineer <br />preparing the geotcchnical report, and is subject to the review and -approval of the City <br />Engineer prior to the issuance of any building permits. <br />5. Construction hours shall be Monday through Friday 8:00 any to 5:00 p_n~_ unless <br />otherwise approved by the City Engineer and Planning Director. <br />6. "I'he SWIPPP (State Water Resources Control Boards plan and N~~i (Notice of Intent) <br />shall revised aad resubmitted to the State Water Quality Control Board to include ibis <br />area. prior to starting grading operations- <br />7. Except for Tree No. 40 so designated by the tree report for the Hats ushi property, no trees <br />shall be reti-xoved. Before the on-site/grading permit is issued, the project developer shall <br />show all existing trees on and/or within 50 feet of the work to be done and shall state on <br />the plans the trees to be preserved. The area of the trees to he preserved shall be enclosed <br />with asix-foot tall metal chain-link fence and shall remain in. place until the grading/ <br />stockpiling is completed. <br />8. All conditions of approval for this conditional use permit shall he reprinted and included <br />as a plan sheet~s~ with the on-site/grading permit plan check sets submitted for review <br />and approval. These conditions of approval shall be on, at all times, all grading and <br />construction plans kept on the project site- It is the responsibility of the project developer <br />
