The interim grading plan/soil transfer shall substantially confo nn to the developxrtent plans, Exhibit A, dated "Received July 7, 2005" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans xrxay be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The project developer shall obtain a Grading Permit from the Engineering Division, Public Works Department and any other applicable City perxr~its for the project prior to the commencement of any construction- 3. "The prof cet developer shall submit a geotechnical report for the $11 site to the City Engineer for review prior to starting grading operations. 4. The project developer shall submit a Fnal grading plan and erosion control plan for the interim grading/transfer, prepared by a licensed civil engineer, depicting all final grades and on-site drainage control measures to protect all cut and fill slopes from surface water over£low_ The grading plan shall be reviewed and signed by the geotechnical cn gineer preparing the geotcchnical report, and is subject to the review and -approval of the City Engineer prior to the issuance of any building permits. 5. Construction hours shall be Monday through Friday 8:00 any to 5:00 p_n~_ unless otherwise approved by the City Engineer and Planning Director. 6. "I'he SWIPPP (State Water Resources Control Boards plan and N~~i (Notice of Intent) shall revised aad resubmitted to the State Water Quality Control Board to include ibis area. prior to starting grading operations- 7. Except for Tree No. 40 so designated by the tree report for the Hats ushi property, no trees shall be reti-xoved. Before the on-site/grading permit is issued, the project developer shall show all existing trees on and/or within 50 feet of the work to be done and shall state on the plans the trees to be preserved. The area of the trees to he preserved shall be enclosed with asix-foot tall metal chain-link fence and shall remain in. place until the grading/ stockpiling is completed. 8. All conditions of approval for this conditional use permit shall he reprinted and included as a plan sheet~s~ with the on-site/grading permit plan check sets submitted for review and approval. These conditions of approval shall be on, at all times, all grading and construction plans kept on the project site- It is the responsibility of the project developer
