d. Round the corners of the new parking lot planter islands. <br />Said modifications shall be shown on the plans submitted for issuance of building penraits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits_ <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site pern~ait. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions oi-approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. <br />9. The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping installed as part of this project will be maintained at <br />all times in a manner consistent with the approved landscape plan for this developaracnt. <br />Said agrccaraent shall run with the land for the duration of the existence of the parking lot <br />located on the property. <br />1 O_ "fhc applicant shall provide root control barriers and four inch perforated pipes for the <br />parking lot trees. <br />1 1 _ Six-inch vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br />12. The project developer shall submit a waste management plan to the Building DeparUYaent <br />prior to issuance of building or demolition permits. The plan shall include the estimated <br />composition and quantities of waste to be generated and how the project developer <br />intends to recycle at least 50% (Fifty percents of the total. job site demolition and <br />construction waste measured by weight or volume. Proof of compliance shall he <br />provided to the Chief Building Official prior to the issuance of a final building permit. <br />During demolition and construction, the project developer shall mark all trash disposal <br />bins "trash materials only" and all recycling bins "recycling materials only". The project <br />developer shall contact Pleasanton Garbage Service for the disposal of all waste ii-om the <br />site. <br />13. Parking lot lights shall be installed in the new parking areas. The applicant shall subrrait a <br />lighting plan for the site for the review and approval of the Planning Director prior to <br />issuance of building permits. Parking lot lights shall match the parking lot lighting used <br />in the adjacent Pleasanton Corporate Conianons complex, including the use of cut-ofF <br />shield fixtures to prevent glare onto adjacent properties or roadways. <br />7 4_ No trees shall be removed other than those specifically designated for removal ore the <br />approved plans. The applicant shall be responsible for the loss of any tree not previously <br />approved for removal. The applicant shall post cash, letter of credit, certii3cate of deposit <br />~CD~, or other security satisfactory to the Planning Director in the amount of $5,000 for <br />2 <br />
