EXHIBIT B <br />G'ONDITIONS OF APP72OVAL <br />PUD-81-22-11 M, Charles Schwab 8c Company, Inc_ <br />6180 and 6220 Stoneridge Mall Road <br />June 22, 2005 <br />PLANNING= <br />l _ Devclopm cnt shall be substantially as shown on the development plans, L;xhibit "A", <br />dated "Received" May 26, 2005, on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans niay be allowed <br />subject to the approval o£the Planning Director if found to be in substantial confonriance <br />to the approved exhibits. <br />2_ The applicant shall obtain all building and other applicable City permits for the project <br />prior to the commencement o£ construction~ <br />3_ "£he developer shall pay any and all fees to which the project may be subject prior to <br />issuance o£ building permits. The type and amount o£ the fees shall be those in c£fect at <br />the time the building permit is issu~d~ <br />4_ This PUD development plan approval shall lapse and shall become void 2 years from the <br />date o£approval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or an extension has been approved by the City_ <br />5. Prior to final inspection of the parking lots the applicant shall modify existing Arid/or <br />create new access and parking easements to allow tenants in the Pleasanton Corporate <br />Commons complex to access acid park in the new parking spaces created by this <br />application. The easements shall be subj cct to review and approval by the City Attorney <br />prior to recordation- <br />6. T1ie three parallel parking spacers at the easternmost end of the site shall be deleted and <br />the existing planter area shall be retained- Said revision shall be shown on the plans <br />submitted £or issuance of building permits and shall he subject to the review and approval <br />by the 1 lamzing Director prior to issuance of building permits for the project. <br />7. The applicant shall make the following modifications/revisions to the landscape plan: <br />a_ Plant the London plane trees approximately 27 Feet on center; <br />b_ Adjust the location o£the proposed trees to ensure adequate spacing from the <br />existing trees; <br />c. Add the vegetated bioswales as required in condition no. 43; and <br />
