8. The street trees facing Wyoming Street and Utah Street shall be 24-inch box-sine species~ "This change shall be shown on the building permit plan set to the satisfaction of the Planning Director before the building permit is issued. 9_ The project developer shall use their best etfiorts to implement the U.S_ Cireen Building Council's (USGBC~, "Leadership in Energy and Environmental Design ~LEED~" 2.O rating system in the design, construction, and operation of the proposed building, including all future tenant improvements. "These measures shall be shown on the building permit plan set submitted for review and approval before issuance of a building permit. In conjunction with the building permit application, the project developer shall determine the building's "LEED Green Building Rating", using the USCiBC evaluating methodology, and shall report the rating to the Planning Director. 10_ The project developer shall submit a waste management plan to the Building Department prior to issuance of building or demolition permits. "I'he plan shall include the estimated composition and quanti tics of waste to be generated and how the project developer intends to recycle at least 50-percent of the total job site construction and demolition waste measured by weight or volume- Proof of compliance shall he provided to the Chief Building Official prior to the issuance of-a final building pcnnit_ During demolition and construction, the project developer shall mark all trash disposal bins "trash materials only" and all recycling bins "recycling materials only". The project developer shall contact Pleasanton Garbage Service for the disposal of all waste from the site- 11 . The project developer shall implem ant the following measures with the construction of the structure covered by this approval so that roof-mounted photovoltaic systcrns may be installed in the future- a. Electrical conduit and pull-strings shall be installed from the root%attic areas to the building's main electrical panels. b_ Roof systems shall be "engineered" to handle an additional load of tive-pounds per square foot beyond that of the anticipated for roofing_ c. An area shall be provided near the electrical panel for the "inverter" required to convert the direct current output from the photovoltaic panels to alternating current~ d. A bi-directional electrical meter shall be installed. These measures shall be shown on the building permit plan set submitted to the Pla.(~ning Director for review and approval before issuance of the tirst buil ding permit. 12. The project developer shall reduce the driveway width on Utah Street to 32 feet, unless otherwise approved by the City Engineer. All the driveways shall be co n~ply with handicapped accessible requirements.
