The design review and conditional use permit approvals will lapse within one year from <br />the effective date of this approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion or an. extension has been <br />approved by the City. <br />4. The project developer shall submit a lot line adjustment to merge the two properties <br />cotnpri sing the project site for review and -approval before the building permit is issucd_ <br />5. The project developer shall modify the design of the building's north elevation, adding a <br />second gable element. The centerline of the gable shall be aligned with the centerline of <br />the existing gable. This change shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director before the building permit is issucd_ <br />6_ A71 HVAC and other mechanical equipment shall be installed within the attic area of the <br />building covered by this approval. Ventilation louvers For the HVAC eq ui pir~ent shall be <br />provided on the north and south gable ends of the building. The louvers shall be painted <br />the exterior building wall color. These details shall be shown on. the building permit plan <br />set to the satisfaction of the Planning Director before issuance of a building permit. <br />7_ The project developer shall install an entry wall. on the west side of the shared driveway <br />front Utah Street matching the entry wall on the opposite side of the driveway on the <br />service station property. The wall details shall be shown on the building permit plan set <br />to the satisfaction of the Planning Director before the building permit is issued. <br />
