Building <br />22. I/ach home shall subrrtit for a building permit, each plan set shall contain: <br />a. An individual site plan, <br />b. A full landscape and irrigation plan for the front and rear yards (site specific), <br />c. A detailed fencing plan (site specific, and <br />d_ A plan specific rnateri al board, <br />23. The building shall meet the applicable Title 24 state energy requirements. <br />24. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building and Safety Division will issue permits. <br />25. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed, 2 sets of the necessary structural and Title 24 calculations, 2 copies o£a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />Department, along with the necessary fees, to initiate the City's plan check process- The <br />plan chock will be accepted only after the cotripletion of~the Design Review procedure's <br />1 5-day appeal period, unless the applicant submits a signed statement acknowledging <br />that the plan check fees may be forfeited in the event that the approval is overturned or <br />the design is significantly changed as the result of an appeal. In no case will a building <br />permit be issued prior to the expiration of the 1 5-day appeal period- <br />2C. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer lateral <br />from the building, unless otherwise waived by the Chief Building Official. <br />27. Yrior to issuance of a building permit, the applicant shall pay the applicable Zone 7 <br />and City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee_ <br />28. The n-iain structure shall be constructed to allow for future installation of a Photo <br />Voltaic ~PV~ system. The prgject/ building developer may either comply with the <br />following requirements for making all houses on the Lot photovoltaic ready. Making <br />the home photovoltaic ready shall require the following measures to be implemented <br />with the construction of the structures covered: <br />l~ Electrical conduit and cable shall be installed from the roo£/attic area to the <br />buildings' main electrical panels. <br />2) Roof trusses shall be engineered to handle an addition load of five ~5) pounds per <br />square foot beyond that of the anticipated load for the roofing material. <br />3J An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating current. <br />4) A bi-directional electrical meter shall be installed. <br />4 <br />
