15. Prior to issuance of a building permit, the developer shall provide t3nanci al security <br />acceptable to the City Attorney and the Planning Department, if not already covered in <br />the subdivision improvement bond, to he held for two years until completion of the t3na1 <br />unit. <br />] Ei. Prior to issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as adopted by <br />the Pleasanton L7nii3ed School District. <br />1 7. Prior to the start of residential construction, all retaining walls shall have irrigation <br />and screening installed. <br />a. The landscape plans shall reflect the conditions listed in Condition of Approval <br />n umber 1 3 . <br />b. A11. trees on Lot 1 facing 6079 Laurel Creels Drive shall be 36-inch box tree sizes <br />and shall consist of one ~1~ Live Oak and four (4) Evergreen. trees to provide <br />screening- <br />s. The applicant shall install all required pre residential construction landscape <br />screening of the retaining walls and a complete operable irrigation system within 90 <br />days of-the approval of the subdivision water system. <br />] 8. Prior to occupancy of each home, a final inspection shall be conducted by the <br />Planning Department- <br />G"r~c~rz I3uiZcZi sz~ <br />19. Prior to building permit submittal: <br />a. A list of the green building measures used in the design of the home covered by this <br />approval shall be provided to the Plaruiing Department for the review and approval <br />by the Planning Director. The home covered by this approval shall be designed to <br />achieve a minimum of 50 points using the ACWMA's Green Points rating system. <br />The proposed project shall be a "green home" with a minimum of 10 points in each <br />category (Resources, Energy, and IAQ/Health~_ <br />b. The green building measures shall be shown on one of the first two pages of the <br />plans submitted for issuance of a building permit. <br />Lavzdrea»zsz~ <br />20. Prior to the start of residential construction, al] retaining walls shall have irrigation <br />and screening installed and inspected by the Planning Department. <br />a. The applicant shall begin irrigation installation and plant installation upon approval <br />of the water system for the subdivision. <br />b. The irrigation and plantings shall be completed within 90 days of the approval of the <br />subdivision water system- <br />21 .
