9. The project developer shall submit a waste management plan to the Building and Safety <br />Division prior to issuance of building or demolition permits. The plan shall include the <br />estimated composition and quantities of waste to be generated and how the profcct <br />developer intends to recycle at least 50% ~fiRy perecnt~ of the total job site construction <br />and demolition waste measured by weight or volume- Proof of compliance shall be <br />provided to the Chief Building Oft-i cial prior to the issuance of a 1-inal building permit. <br />During demolition and construction, the project developer shall mark all trash disposal <br />bins ^trash materials only" and all recycling bins "recycling materials only"- The <br />project developer shall contact Pleasanton Garbage Service for the disposal of all waste <br />from the site. <br />1 O- Prior to issuance of grading permits or building permits, whichever comes first, the <br />application shall provide staff with an Off-haul Relocation Plan For lots constructing a <br />basement, which includes: <br />a. "f he amount of soil being removed, <br />b. "ilia elected purchaser for receiving situ, and <br />c. The date of delivery_ <br />1 1 - Prior to first foundation inspection of each lot with a basement, proof oi- Off-haul <br />transaction shall be provided to the Planning Dcpartment- <br />12- The use of a material scheme from the approved material palette shall be linzitcd to <br />once. <br />13. The materi a] scheme shall be revised to tone down the blue color selection, subject to <br />review and approval by the Planning Department. <br />14- Prior to the issuance of the first building permit or the sale of the first lot, <br />whichever comes first, the applicant shall revise the CC&~Rs to contain the <br />n~ai ntenance requirements and the screening rcquiretnents of the retai Wing walls as <br />responsibility of both the individual property owners and the Homeowners Association <br />(HOA). "l~he wording shall be reviewed and approved by staff at-td the City Attorney <br />prior to recordation. <br />a. "I"he landscape screening of the retaining walls on Lots 1-10 shall provide 50 percent <br />screening of the walls at all times, regardless of the season- <br />b- The landscape screening of the retaining walls on Lots 1 -5 (or any walls within a <br />sightline of Laurel Creek Drive) shall provide 75 percent screening of the walls <br />within two-years, regardless of the season- <br />c- All required screening plantings for the retaining walls shall be 5 gallon or greater <br />in size at installation or reinstallation. <br />d. In the event the HOA is unable to gain compliance regarding the required level of <br />screening of the retaining walls from a homeowner, the IIOA shall maintain or <br />replace the required landscape screening. <br />2 <br />
