Development shall be constructed substantially as shown on the development plans and <br />color/material board, Exhibit A, dated "Received May 3, 2005", and the proposed <br />material boards on file with the Planning Department, except as modified by the <br />following conditions. <br />2. Tyre Planning Commission shall review any design proposals that do not conform to the <br />approved plans or materials that are approved with this application. <br />3. The applicant shall obtain all building and other applicable City permits for the project <br />prior to the con~nzencement of construction_ <br />4. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br />5. This design review approval shall lapse and shall become void one year from the date of <br />approval unless at least one building permit is issued, construction has commenced on a <br />lot and is diligently pursued toward completion, or the City has approved an extension. <br />Construction <br />6. All demolition work, site improvements, and construction activities shall be litriited to the <br />hours of 8:00 a.m. to 5:00 p.m., Monday through Friday. No construction shall be <br />allowed on Federal PIolidays_ All construction equiprrient must meet DMV noise <br />standards and shall be equipped with rrruffling devices. <br />7" "l~he project developer shall provide a construction plan with the building permit plan set <br />for review and approval by the Placating Director and Chief wilding OfP c:ial bc;lc>rc; <br />issuance of a building permit. The construction plan shall show the proposed location of <br />materials and equipment storage, parking of construction vehicles, and location of <br />portable toilets, etc. <br />Portable toilets used during construction shall he emptied on a regular basis as necessary <br />to prevent odor. <br />
