9_ "phis approval of Phase 7 construction does not include the expansion of the existing <br />preschool program. In the event that cxi sting preschool program should be expanded, <br />a separate coxzditional use permit shall be required_ At that time, a traff9c study and <br />analysis report shall be submitted as part of the use permit application. <br />1 O. Prior to the issuance of a building permit, the project developer shall provide window <br />details for review and approval by the Plan ning Director. The details shall show a. <br />two-inch window recess front the building wall. <br />] 1 . Prior to the issuance of a building permit, the project developer shall provide a <br />parking plan, designating a church staff member to provide tra Clic direction., to <br />minimizing parking onto residential streets during use. <br />1 2. Px-ior to the. issuance of a building pcrniit, the project developer shall repair/rebuild <br />the existing fence around the playground area and shall add landscaping to soften the <br />appear of the lence_ The details of the fencing repair/reconstruction and landscaping <br />shall be submitted for the review ~u~xd approval of the Planning Director. <br />13_ All conditions of approval for this case shall be written by the prof cct developer on all <br />building pern~xit plan check sets submitted for review and approval_ "These conditions <br />of approval shall be on, at all times, all grading and construction plans kept on the <br />project site. It is the responsibility of the building developer to ensure that the project <br />contractor is aware oi; and abides by, all conditions of approval_ It is the <br />responsibility of the building developer to ensure that the project landscape contractor <br />is aware of, and adheres to, the approved landscape and irrigation plans.
