The location and operation of the proposed use For Phase T shall conton~~ substzuZiially <br />to Exhibit "A" (the piaster site plaxi, floor plans, elevations and site irnprovenzents <br />construction, and details of operatioLi~, dated "Received, April 27, 2005", on rle with <br />the Ylanning Department, except as modified by the following conditions of approval- <br />Minor changes to the approved operation and scliedulc niay be approved by the <br />Planning Director if found to be in substantial compliance with the proposal. <br />2. The project developer shall pay any and all fees to which the property may be subject <br />prier to issuance of building permits. The type and amount of the ices shall be those <br />in affect at the tittle the building permit is issued. <br />>. Sep~u-ate design review approval by the Planning Coirtiriission shall be required for <br />future expansions and as well as a conditional use permit modification if additional <br />uses or signircant expansion of-uses are proposed with Phase I7 and Phase III, as <br />shown on the master expansion plan. The design review proposal shall include, but is <br />riot limited to, grading, parking lot lighting and parking design- <br />6. Any changes to the proposed phasing of the project shall be submitted for the review <br />and approval of ilie Plarning Director. Said request shall demon strafe that sufficient <br />parl:.ing would be available oil-site for the facility and approved uses on the site. <br />7. This agreement shall be reviewed and <br />approval of the City Attorney's O(tice. <br />
